A small apartment in Jerusalem was owned by an Israeli citizen who had lived abroad for long time. He decided to sell it, but had no time to come to Israel to arrange a sale. We found a purchaser for him, who also lived abroad.

After the sale we planned a total renovation of the apartment, including elements of Green Building, and then supervised execution of the work.  With the renovations, the rental price of the apartment increased by 25%. Taking into account the fact that in Israel there are no taxes on this type of rental, the owner’s annual rental yield on the property investment is 6%, and the sale value of the apartment increased by about 58% over a period of 20 months.

In this situation everybody wins:

The seller – because he did not have to visit Israel specially for the sale of his apartment and thereby saved his time and money;

The purchaser – because he made a good and fast return on his investment;

The tenant – because he lives in a high quality renovated apartment, and saves money on electricity and water use, thanks to the Green Building elements in the apartment design and renovation.

 

 

 

 

 

 

 

A small semi-detached Jerusalem house was owned by a client, who needed to enlarge it to accommodate his growing family, but wanted to minimise his winter heating costs, and be comfortable in summer without air-conditioning.

We designed the extended house as the first passive-solar house in Israel, requiring almost no heating or cooling, for almost the same cost as for a "conventional" design, and the client has enjoyed the resulting high level of comfort (very economically) for over 20 years.  Jerusalem is an ideal climate for this type of design.

 

 

 

 

 

 

A couple from New York who visit Israel regularly bought an apartment in the German Colony in need of complete renovation. We re-designed the apartment, agreeing all the design & details by email, arranged competitive contracts for the works, and supervised all closely till completion. The client visited during the construction, but most of the work was carried out in their absence, and they now enjoy a fully renovated apartment, exactly to their taste, whenever they visit Jerusalem.
